The composition is deliberately abstract: a modern volume reduced to its primary planes and openings, sitting on a site that required a two-story excavation to make the program work at the desired massing.

The two-story excavation was the defining structural challenge. Foundation, shoring, drainage, and slope engineering were scoped at schematic and built before any vertical construction began. On San Francisco hillside lots, the work below grade often outweighs the visible work above grade in both cost and risk; getting that sequence right is the difference between a buildable schedule and a halted job.
